Frequently asked questions

Quick answers about buying a new home in Bengaluru and how we work.

Working with us

Do I pay any fee or brokerage to Wisdom Fortune?
No. For new launch and under-construction projects, our advisory, site visits and documentation help are free for home buyers. We are paid by the developer as their authorised channel partner.
Will I get the same price as booking directly with the builder?
Yes. You get the developer's own price and current offers. As an authorised partner we can't add any mark-up, and your booking and payments go directly to the developer.
Do you collect any payments?
No. We never collect booking amounts or instalments. All payments are made directly to the developer's project account. Please don't pay anyone claiming to collect money on our behalf.
Which areas do you cover?
We cover all of Bengaluru, with a strong focus on East Bengaluru: Whitefield, Varthur, Gunjur, Sarjapur Road, plus Hebbal, Devanahalli and North Bengaluru. See all projects.

Buying a new home

What is the difference between pre-launch, new launch and under-construction?
Pre-launch (or EOI) is before full launch, often with introductory pricing. New launch means bookings have formally opened, usually after RERA registration. Under-construction projects are already being built, so you can see progress before booking.
How do I check whether a project is RERA registered?
Search the project name or registration number on rera.karnataka.gov.in. Our project pages show the RERA number where the developer has published it.
How much should I keep aside beyond the flat price?
Plan for GST (5% on under-construction homes, 1% for affordable homes, none on ready homes with OC), stamp duty with cess and surcharge (about 5.6% above ₹45 lakh in Karnataka), 2% registration, plus parking, clubhouse, maintenance deposit and legal charges. Try our all-in cost calculator.
Can I visit sample flats before booking?
Yes. We arrange guided site visits on weekdays and weekends, and live video visits if you can't travel.
What documents do I need to book?
Usually PAN card, Aadhaar or passport, address proof, passport-size photos and the booking cheque or transfer. NRIs also need passport and visa / OCI details.

Home loans

Can you help me get a home loan?
Yes. We help you compare offers from partner banks, check eligibility and handle paperwork until sanction. Most new projects are pre-approved by major banks.
How much loan can I get?
Banks typically lend up to 75–90% of the property value depending on the loan amount, your income and credit score. Use our EMI calculator on the home page for a quick estimate.

NRI buyers

Can NRIs buy property in Bengaluru?
Yes. NRIs and OCI cardholders can buy residential property without RBI approval, paying through NRE, NRO or FCNR accounts. See our NRI corner.
Do I need to be in India to complete the purchase?
No. You can complete most steps remotely and sign through a registered Power of Attorney given to someone you trust in India.
